Commercial Lease for Kochville Hall and Banquet Center

By this agreement entered into on _______________________, 20___, between Scott G. Lange herein referred to as the Lessor and _____________________________________
herein referred to as Lessee. Lessor leases to Lessee The Kochville Hall and Banquet Center situated at 4135 Kochville, in the city of Saginaw, County of Saginaw, State of Michigan USA for a term of __________________________________________
to commence on _______________________, 20___ and to end on _________________
1 Rent. Lessee agrees to pay, without demand, to Lessor as rent for the Kochville Hall and Banquet Center the sum of ___________________ dollars per day of use payable in the form of check or money order in the name of Scott G. Lange or the Kochville Hall. A Non Refundable deposit of half of the amount above is due when the signed lease is returned. If alcohol is served at your event, there will be an additional charge of _______
to provide security personnel for your event.
2 Quiet Enjoyment Upon paying rent, Lessee shall peacefully and quietly have, hold and enjoy the Kochville Hall and Banquet Center for the agreed term. The curfew for the Kochville Hall is 12:00 pm midnight on the evening of your event and will be enforced by the security personnel.
3 Use of Premises The Kochville Hall and Banquet Center shall be used and occupied by the Lessee exclusively as a Conference and Banquet Center, and neither the premises nor any part thereof shall be used at any time during the term of this lease by Lessee for the purpose of carrying on any business, profession or trade of any kind or for any purpose other than that of a Conference and Banquet Center. Lessee shall comply with all the sanitary laws, ordinances, rules and orders of appropriate governmental authorities affecting the cleanliness, occupancy and preservation of the Kochville Hall during the term of this lease.
4 Number of Occupants Lessee agrees that the Kochville Hall and Banquet Center shall be occupied by no more than 100 persons without consent of Lessor.
5 Condition of Premises Lessee stipulates that he has examined the Kochville Hall and Banquet Center including the grounds, kitchen, bathroom, sound equipment, television, pool table, foosball table and all fixtures and implements of said Hall and that they are, at the time of this lease, in good order, repair, and a safe, clean and tenable condition.
6 Keys Lessee will be given one(1) key to the Kochville Hall and Banquet Center upon signing this lease. Failure to not return the key upon termination of this lease shall result in a $10 lost key charge.
7 Assignment and Subletting Without prior written consent of Lessor, Lessee shall not assign this lease, or sublet or grant any concession or license to use the Kochville Hall and Banquet Center or any part thereof.
8 Alterations and Improvements Lessee shall make no alterations to the Kochville Hall and Banquet Center or make any other improvements on the premises without prior consent of Lessor. Any improvements agreed to by the Lessor become property of the Kochville Hall and Banquet Center upon termination of the lease unless otherwise negotiated by written agreement between Lessor and Lessee.
9 Damage to Premises Lessee is responsible for any damages to the Kochville Hall and Banquet Center, its equipment, appliances, furnishings and fixtures. Lessee agrees to return the Hall at the end of the lease in the same condition it was at the beginning of the lease.
10 Right of Inspection Lessor shall have the right at all reasonable times during the term of this lease to enter the Kochville Hall and Banquet Center to assess its condition and activities therein.
11 No Smoking Lessee agrees that no smoking occurs in the Kochville Hall and Banquet Center and that any smoking is limited to the outdoor smoking areas on the front and rear porches.
12 Alcohol Liability Lessee agrees to assume all liability for alcohol that is furnished or consumed in the Kochville Hall and Banquet Center or on its grounds. Lessee assumes all responsibility and liability for any consumption, known or unknown, of said alcohol.
